Stop the water first

Find the internal stopcock and turn it clockwise. In London flats it is usually under the kitchen sink, in an airing cupboard, or in a hallway floor hatch. If it will not turn, do not force it, because snapping the spindle leaves it open permanently. Go to the external stop tap at the pavement boundary instead, under a small metal cover, which needs a long key or a strong improvisation.

Then open the lowest cold tap in the property. That drains the pipework downwards and takes the pressure off the leak while the system empties.

Then the electrics, then the heating

Water and electricity in the same ceiling void is the part that stops being a plumbing problem. If water is anywhere near a light fitting, a socket or a consumer unit, turn the power off at the consumer unit before you deal with anything else. If the leak is on the heating rather than the mains, turn the boiler off too, because a system losing water will keep pumping it out until it locks out on pressure.

What actually cannot wait

Mains water you cannot stop. A leak running into electrics or into the flat below. No water at all to the property. A gas smell, which is not us at all, it is the national gas emergency number. A boiler leaking water continuously.

What can usually wait for a normal appointment: one dripping tap, a running overflow, a slow drain, no heating in mild weather, a toilet that still flushes.

What to tell us

Where the water is coming from, whether you have managed to stop it, the postcode, and the floor you are on. If you are in a flat and water is going downwards, say so first, because that changes the order we do things in.
