What the survey is actually deciding

Three things, in this order. Where the outdoor condenser can go, because it needs air on both sides, a solid mounting and somewhere its noise is not pointed at a bedroom. Where the indoor unit can go, because it has to throw air down the length of the room rather than into a wall. And how the two get connected, because the refrigerant pipe, the power and the condensate drain all travel together and all have to go somewhere.

What Air Conditioning Involves

Single room or whole floor

One room is a split system: one indoor unit, one condenser, one pipe run. More than one room is usually a multi-split, where several indoor units share one larger condenser, which is cheaper than a condenser per room and uses one set of holes through the building instead of four.

Flats, leases and listed fronts

A condenser on a London flat is as much a permissions question as a plumbing one. Leaseholders normally need the freeholder's written consent for anything fixed to the outside of the building, and a front elevation on a listed or conservation-area property is unlikely to get it. We look at that at the survey rather than after the kit arrives.
