Taps, mixers and shower valves. Toilet cisterns, fill valves and flush mechanisms. Basin and bath wastes, traps and the bit of pipe behind the unit. Stopcocks and isolation valves, including the ones that have seized because nobody has turned them since the flat was built. Washing machine and dishwasher connections. Outside taps. The small copper and plastic pipework that joins all of it up.
Plumber is priced after the job has been seen, anywhere in the areas we cover. Send the postcode and a few lines about what it is doing when you contact us, and the answer comes back in writing.
A stopcock that will not close, which turns every future job into a bigger job. No isolation valves on the appliances, so an entire flat has to go off to change a tap washer. And a waste run with too little fall on it, which is why one basin always drains slowly however many times the trap is cleared.
Nobody can price a tap over the phone, because a tap is twenty minutes if the isolation valve works and two hours if it does not. So the job gets looked at, priced in writing, and then done. If it turns out to be simpler than it looked, that is the price that goes on the invoice.
List every job, however small, with a photo of each if you can. Grouping them is how one visit gets through more.
